What we know about the new neighbors:
The Mission Helpers property on West Joppa Road was sold on December 30, 2025 to new owners. The 4.17-acre site abuts Blakehurst Retirement home and was sold to a Delaware-based LLC. At this time, the ownership group has not publicly identified itself, and there are still several open questions about future plans for the property. We know this is an important site for the neighborhood, and we will continue to share updates as more information becomes available. There is a tie into the Owings Mills Synagogue though the exact relationship is not yet clear.
Our Approach as an Organization:
Based on publicly shared information, there is concern that this property may be leased for use as an event space. However, no formal plans have been presented to the community, and details around operations, traffic, parking, and site use have not yet been fully addressed. The property itself has some inherent constraints, including limited parking and a single point of access, which will be important considerations in any future use. There are also longstanding agreements and covenants tied to the property that help guide what is possible on the site. Further, we are in close contact with a group of neighbors immediately surrounding the property and remain committed to providing ongoing updates that impact the quality of life and nature of the neighborhood.

We’re losing to Southland Hills
Did you know that in 2025 Southland Hills had almost double the participation rate for dues payments. It’s hard to believe, but only ~25% of West Towson households contribute to dues while over 50% of Southland Hills residents do.
New Bylaws passed unanimously
As a capstone on an effort going back to October, 33 neighbors voted unanimously to pass our bylaws in mid-January. Updating our Association’s rule book was a necessary step to help the Board more efficiently serve the neighborhood.

We on the Board found that the needs and operating reality of the Board has drifted from the bylaws as written. The truth is that we have a small, but mighty Board with many other commitments. The updates are meant to help our current Board members understand their duties and focus their contributions on doing work for the neighborhood
Another great year for Santa’s visit
Despite frigid temperatures, hearty West Towson residents showed up in force to greet Santa as he arrived on his antique “sleigh”. When asked about the temperatures Santa winked and shared “this is a bit warm compared to the North Pole”.

West Towson Park Expansion: Input meeting recap
Last week the Baltimore County Department of Recreation and Parks (BCRP) held a public input meeting about the expansion of West Towson Park. This meeting was the first in a longer process that will ensure that community needs are met with the park expansion.
Development Update: 305 W. Chesapeake
Work has picked back up on the redevelopment of 305 W. Chesapeake. Recently members of the Southland Hills and West Towson Neighborhood Associations met with the developers to understand the current vision for the parcel of land.
Jeremy Talman of Southland Hills shared a letter which provides a relevant update on the project.

We received responses from 111 neighbors about how they’d like to see the West Towson Park expansion be used. The top responses were:

Introducing our new Board President: Ben Aylesworth
Recently the West Towson Neighborhood Association voted to elect me as the next President of the Board. I’m grateful for this vote of confidence from the Board and I’m looking forward to the challenge. I’m been lucky in having had the opportunity to learn from our current president, Bill Smith, who has shepherded our organization through a post-COVID revamp, a large turnover of the Board, and through some very thorny zoning topics. By way of this note I’d like to share a bit about myself and the reasons that I’m looking forward to the extra responsibility.
Dispatch from our Annual Meeting
On May 9th, the Orokawa Y hosted local dignitaries and our neighborhood for the West Towson Neighborhood Associations annual meeting. Roughly 30 neighbors and board members joined State Delegate Cathi Forbes, State Senator Mary Washington, the Y Executive Director Jovan Custis, and Assistant Commander Deneisha Seaman of the Towson police precinct.
